What's Donald Trump Done For You ActiveRain Begins to Pay Big Dividends Pt 2 I Meet the Group and the Group Meets the Fixers

It was a little before 1:00pm, I did one more check up of the Hot Sheet. Nothing new. I had whittled it down to a total of 4 houses. Three Fixers of different degrees and a Home that had recently been rehabbed and on the market for only a few hours.

Mike met me at the Front Door to the Hilton_Hotel in downtown Portland Oregon. The Real Estate Investors Seminar had been taking place in one of the meeting rooms and the Group was gathered there. As we approached the Group Mike asked if I was comfortable speaking in front of a Group of People. Oh yea I said let's get started.

After a Brief introduction of myself I opened it up to questions from the Group or 10. At first there was some hesitancy, after all these people didn't know me. After a couple of quick questions and very thorough answers it began to go well. Total time spent in the question and answer phase was about 20 minutes. The Group was pretty good. Some were Contractors with quite a bit of experience and others were brand new to Fixers, Flips and Rehabs.

We Left the Hotel in a Caravan of cars, some of the 10 Carpooling with each other and Mike and his assistant with me. The twenty or so minutes it took to make our way to the first Fixer gave us a chance to get aquainted. Mike said that in Florida the market was so dead that you were lucky if you heard from your agent at all during the listing period. In fact he had been in a Condo on the Beach the day before Coming to Portland and noticed a Flyer indicating a $50,000 Selling bonus offered for the selling agent. He was quite amazed to find out that are Market in Portland had virtually not skipped a beat. Still robust and still multiple offers on Great Properties.

Upon arrival at Fixer # 1 there was a great deal of enthusiasm by all to get inside. With a quick unlock the Group of 10 flooded in to be immediately greeted by the ever so unpleasant odor of cat urine. Undaunted we allowed the air to clear and forged on. As soon as everyone had gathered upstairs and noticed its short comings ( Poor rooms layout ) they turned and started to leave.

Wait a minute I called out. Who can tell me what is wrong with this upstairs? It sucks was the quick response in unison from the Group. And how can we fix it I asked? Soon I had walked them through the simple fix and they all of a sudden as a group began to show a new found appreciation for my abilities. Instead of making a hasty retreat they now began to look the home over and discover its true potential.

The Next Fixer, house # 2 was an absolutely charming Bungalow that someone had set out to destroy. At least from what we could see. The Wrap around front porch with its gorgeous Columns had all been enclosed and the home was stripped to the studs inside. This was truly a major Fixer. Much of the work that had been begun was obviously not done under permit or code. Still all in all for the experienced eye there was money to be made here.

Fixer # 3 a very abused rental in the Alberta Arts District of Portland Oregon was a totally different project than the others. Built in 1907 and on a small lot it would seem that at $239,000 might be a tough one. But for those who are up on the Portland Oregon Real Estate Fixer market and all of the urban development currently under construction, this one shows some real potential for the Investor with an eye to the future.

The Final home was a chance for all to comment about what they had seen and to walk through a recently finished rehab project. All in all it was a great day new friends and potential future bonds were made. A great deal of good will and enthusiasm was shown and I hope that one day this Fine Group of 10 begin to enjoy to the satisfaction of working with Fixers, Flips and Rehabs in the Portland Oregon Real Estate market.

Last weekend was really a pretty busy weekend. Like most Realtors at this time of year I have been really busy. Writing 2 offerson Saturday and following up with all the acceptances. I remember when Earnest Money Contracts  ( Thats an Offer Sheet in Oregonese ) used to be 1 page. Now they are 8 pages with at least another 7 addendum's. No wonder were running out of trees.

Like I said it was a busy weekend. Busy weekends mean even busier Mondays as you follow up with all the paperwork. This Monday was no different the phone was ringing off the hookRinging off the Hook   It was about 11:00 am I guess when the call came in. It kind of started like a Sales call but was asking about the Fixer market in Portland Oregon. As Real Estate Fixers are my main stay in business I paid close attention. The caller Mike on the other end was asking some pointed questions about fixer upper properties.

I started to ask some pointed questions back like how did you find me all the way from Florida. Mike told me that they had done a Google search for Fixers in Portland and I was on top of the page with my Activerain Blog. After reading a few of my posts they gave me a call and here we are talking.

Mike told me that he was doing a Real Estate seminar for the Trump_Institute  for Investors of Fixer uppers in Portland Oregon. The Seminar was to last for the week and he wondered if I would be available to show a few of the Investor students some fixer properties on Saturday. My quick response was sure, it sounds like fun. After all I can always use more Investors because the Portland Oregon Real estate Fixer market is Hot !

My preparation for Saturday was as through as it would be for any client. I pulled all of the fixer propertiesin 3 separate zones. I previewed each of them on-line and selected about 30 to take a closer look at. By the end of the second day I had pretty much narrowed the field down to  a dozen properties. Nothing to do now other than wait for Saturday. I of course would have to check for new properties and make sure that the chosen ones were still available for the big day.

Saturday started pretty earlyfor me. By 5:30 am I was on-line checking the status of the dozen hopefuls and a few new ones that had shown up. After eliminating several that had gone sale pending over the last couple of days and adding a couple more from todays hot sheet I was out the door. A final selection had to be made.

Mike called about 10:00 am to update the itinerary. It was set for me to meet the 10 Investors at 1:30 pm.

Next time I meet the group and the group meets the Fixers!!!

I Am Truly Mobile Are You ?

In an effort to be as mobile as practical I have set out on a campaign to both benefit me and my Clients. Up until this point I had a pretty good system working. I am an active Real Estate Broker affiliated with RE/MAX Preferred Inc. Realtors. The Company is located in a suburb of Portland Oregon. I am whats known as an Out-Of-Office Agent. That is I do not physically maintain an office space at my office.

It was not just a cost savings decision that caused me to be and out-of-office agent. It was because I did not see the value. Having an Office space meant that I would have to commute to get there. Hence burning up valuable time which I could put to better use than behind the wheel stuck in traffic.

But like I said I had a pretty good system working. I would generally get up in the morning, Run the Hot sheet, print out the matches and depart for the coffee shop. During the day if I was working with a client who decided to write an offer, I would jot down the information let them go off and talk about it over coffee while I went to my home office and created all of the paperwork on an On-line forms program.

Within an Hour I would be back in front of the Client with the paperwork in hand. After 20-30 minutes or so I would have gained all the signatures and made my way back to my home office to Scan and email the offer to the Listing Agent. Like I said, I had a pretty good system working.

That was until the market started to get crazy again about 5 weeks ago. Suddenly it seems as if ( thanks to my new Web_Site  a prospecting dynamo ) I have more clients that ever before. Now I am the kind of agent that likes to give all my clients personal attention and top notch service. This running around thing was starting to impede my abilities to perform.

Hence as alluded too in my post Deal_Or_No_Deal where I talk about my purchase of a new  Toshiba  Laptop Computer and my hope for its future benefits and then subsequently in the post The_New_Laptop_Pays_Off  I tell the story of my ability on virtually my first weekend out to Pay for the system. It was on that Post that Ardell   asks in her comment " How did you print the offer? "  To Which I responded " Ardell : The answer to that is in a future Post. Thanks for stepping in out of the RAIN. "

This is that Future Post. The Printer that I have is an HP_460  portable Ink Jet color Printer. I had looked hard at the Cannon IP90 but was just more familiar with HP. The HP 460 has a larger Ink capacity as well. On top of it I also had purchased a Portable Scanner called NeatReceipts_Scanalizer  Which not only allows me to scan on the fly but also has a spiffy organizer tool allowing you to define different folders for your scans including those for the Tax Man when you want to scan those ever so important receipts. Printer was less than $250 and Scanner was less than $200. Thank you Staples  for now I am truly Mobile.

The Proof Is In The Pudding

Back on April 11th of 2007 I wrote a post on my Business Blog Portland_Flips  about Rookies_Mistakes when it comes to purchasing a Fixer Property in Portland Oregon. Now when it comes to Fixers, Flips, and Rehabs anyone who has ever done business with me will tell you straight up that I know what I am talking about. I don't mean to blow my own horn.  But after 18 years of working with Investors in the Fixer market you kind of know whats what.

So that is why this Comment this Morning left on my email " I think that the information in this blog is false! The stories are fake and the real world would never see anything like these stories. Thank you "   caught me totally by suprise.

It also caused me to start thinking about how and what we blog about. Certainly I don't think that any of us set out to write a false story. I mean what is the Point. The entire purpose of blogging ( As I see It ) is to build a bridge of trust between you and your potential clients. You can not build that Bridge on Falsehoods.

None the less I would imagine that for the consumer who has never had any expieriences as portrayed in a story such as mine would find much of it hard to believe. Yet day in and day out this senario that I described in my story of the Rookies Mistakes plays out over and over again.

After taking some time to analyze the Comment, I chose to respond with the following email. "

An Interesting comment that you left me on my post at http://www.portlandflips.wordpress.com/  and my Posting on Fixer Buyers and the Rookies Mistake. What makes this comment interesting to me is this :

  • You do Not know Me
  • You have made a unilateral decision on your own that you believe the information and the story was untrue
  • You have not presented any evidence to support you allegation
  • You have just chosen to lash out
I do not know why you would presume that I would waste my time creating a fabrication. To what end would that serve any ones purpose? I do not lie. I do not make up stories. I may embellish parts of a story to make it somewhat more interesting. But the basic tenants of the stories are Factual and Verifiable. In regards to the posting the Property I was talking about is at 429 NE Webster in Portland Oregon 97211 and is a Fixer as you can see by the Picture. I have also provided here from the local multiple listing service RMLS the transaction history.

Haves and Wants New Group for those Pocket Listings and or Special Real Estate Needs

I invite one and all to post your Haves and Wants in the Haves_and_Wants Group. We all from time have a Pocket listing, you know the Sellerwho say's he would sell if we could find someone but for one reason or the other he just does not want to put it on the market.

I have Sold many of these type of properties over the years. It is like my own personal little inventory with no strings attached, and no advertising budget to manage.

I, like many of you as well know of several Buyer's who have asked me for that needle in the hay stack. You know what I am talking about. The type of property that comes on the market maybe once every 2 or 3 years or maybe even longer.

The New LAPTOP Pays Off My Clients Win and I am Still on Technololgy's Upward Slippery Slope

Back in February of this year I wrote a post about  Technology_and_The_Upward_Slippery_Slope  where I talked about being on the Technology Escalator. Once your on it seems as though you can never get off.

It seems as if it was a self fulfilling prophecy because a few days back on April the 12th I wrote another post Deal_or_No_Deal  about buying a Laptop Computer and asking the question " Did I Wimp Out ?" or did I get a Good Deal or No Deal.

I had just dropped my Wife at my Daughters home for a barbecue that we had planned for over a week. Even with all that advanced notice and planning someone had forgotten to buy the BBQ sauce. So I was off to do the honors. On the way back to my Daughters the phone rings. It's a Buyer client calling about a home that they had seen only moments ago.

These Clients Peter and Jessie had found the Home on my Buyers_Web_Site  for Portland Oregon Real Estate. Now here is the fun part. I have never met these buyers. I had received a Sign Call on a Home_for_Sale  ( my Listing ) in the Alberta Arts District of Portland. After a few short minutes of conversation we determined the home was too much of a Fixer for them.

I asked them how they had found the house? They said by driving around and looking on a few Realtors sites. I told them that there was almost no way they would ever buy a house that way. I asked Do you want to know why? Of course they wanted to know why. I pointed out that my House_Hunt_Portland web site was sending all the buyers the new listings within 20 minutes of entering the mls 24/7. Further more the listing information included Photos, full descriptions and the address. That night I noticed that they had signed up for the site (after all its Free ).

After only a short week here they were on the phone as I made my way back to my daughters house. I told them I would need a few minutes as I was in the car but would call them back in 15 minutes or less. As soon as I put the BBQ sauce on the table I Grabbed my Laptop purchased back on the 12th. Within 5 minutes I had the Listing on screen in front of me and was back on the phone talking with Peter and Jessie.

The appointment went very well and after 15 or 20 minutes of conversation they decided to write a more than full price offer. Once again I pulled out my trusty New Toshiba Laptop and had everything done up in short order. The offer is to be presented to the Seller tomorrow morning. I understand that there is at least one other offer but I feel pretty confident as they have written a very aggressive offer.

The speed at which I was able to meet their needs through the use of this Technology on This Upwards Slippery Slope had Impressed my New Clients and they have promised to send me several referrals.

When last I asked in my post about the Laptop rather it was a Deal or NO Deal. Everyone had commented that it was a Good Deal. I agree!

This Great 1900 Cosmetic Fixer was More of a Challenge to Sell than it should have been. SO What_happened ?

 

It should have been a Slam Dunk !   536 NE Cook a Cosmetic Fixer in Irvington Neighborhood of Portland Oregon 97212     Sometimes that is just the way

the Cookie Crumbles. Undaunted I started anew  with this Post : For_My_Cosmetic_Fixer  in the Irvington Neighborhood of Portland Or. As soon as it came back on the Market I was Swamped with Calls! In less than time that it takes to explain what happened with the first Buyer, we were Sale Pending once again.
